Real Estate Investing

Real estate investing.
Do you want to buy houses? Do you want to flip houses? Chase foreclosures
or short sales? Do you know about "subject to" investing?
Or how about lease option, wholesale, rehab and retail, buy and
hold, mobile homes, apartments, commercial properties, probates,
etc.? There are so many gurus teaching how to become rich with real
estate investing that it is confusing. Who is the most reputable,
experienced, and trustworthy teacher for what you want to do? What
niche in real estate investing do you think you want to specialize
in?
All of these questions are valid.
How do you know who is the best teacher for you before you spend
your money on their program? How do you know if the program will
work for you?
The answer to the above questions:
It depends. It depends on the market. For example, when the market
is 90% foreclosures, "subject to" investing (taking over
someone's existing loan) isn't usually profitable because most houses
are over encumbered. You could find a free and clear property, but
then you wouldn't be taking the property subject to the loan because
there is no loan. You may want to use a seller financing technique.
It depends on who you ask. For example,
it probably isn't best to ask a person who has never bought a property,
or a person who has bought everyone's product and never put it to
use. It is a good idea to attend your local real estate investment
group or club. You should be able to find seasoned investors to
talk to and ask who trained them. Go on to real estate investing
forums and ask your question. Attend some seminars and listen to
the speaker and ask other attendees what they think.
It depends on where you live. For
example, if you decide that you wanted to pursue lease options and
you lived in Texas, you'd be breaking the law. If you wanted to
take a property subject to the existing loan that was days away
from the foreclosure sale you'd be breaking the law if you lived
in Florida. How do you find out what is outlawed in your state?
Attend a local investment club.
It also depends on how much money
you have to spend. For example, the price of programs range from
several hundred dollars to tens of thousands. After you do your
due diligence on a speaker, you find out that his/her products are
out of your price range. You want to get started, but don't have
the money. You could become a partner with someone else and split
the cost, but partnerships have a whole array of their own difficulties.
You can seek out a joint venture partner who is more experienced
if you find a good opportunity.
It depends on your job. For example,
if you work full time, how are you going to answer calls when the
homeowner calls you back? Do you have the time to be driving all
over your county looking at houses? Would you need to have a system
that is automated and didn't require much input from you?
It depends on your support system
(spouse, family, friends). For example, if you are married and your
spouse doesn't want you spending the money or they think that real
estate investing is a pipe dream and keep telling you to get a real
job, then you must be very motivated to overcome the negative comments.
I'm not suggesting you get a new spouse, but this attitude could
suggest other problems in the relationship.
It depends on you. For example, are
you a self-motivated person or do you need someone to tell you what
to do? You can read all about the programs available, but if you
just can't get going with writing letters, putting ads in the paper
or some type of marketing, then you probably aren't going to get
any leads. Without leads, there's nothing to buy. It could be a
good idea to get coaching if you aren't having success. But to be
successful, you need to do what needs to be done.
So, there you have it. One suggestion
that I can make it that you can listen for free to Prosperity Through
Real Estate Internet radio program Mondays at 12 PM PT and hear
what the most successful investors and real estate trainers in the
country have to say. This is a great place to start your research
without being sold anything or encountering any annoying sales pitches.
You can then better evaluate what niche resonates with you in your
market and in your own present situation. Perhaps you'll hear something
that will get you to say, "I can do that!" For old archive

before HealthyLife.Net New@7? Yes. That was my start at my college
radio station and later on I'd do the news during The Howard Stern
Show for KOME.
HL-What is the toughest thing about the news? Deciding what
the best information is to focus on. There is so much news available
out there these days and much of that news goes unreported.
HL- What makes HealthyLife.Net News@7 different? We are focusing
on good stories and good topics of mass appeal. We stay away from
the stories that are fear driven, without hope, or have politically
skewed views. We pride ourselves on reporting the facts straight
up and stories you might not hear anywhere else on the International,
National, Business, Finance and Sports circuits, as well as having
great Super Segments on Happy Living, Health, Sc-Tech, Environment
and Art & Entertainment. We do have an Opinion section every
day too.
HL- What do you hope HealthyLife.Net News@7 will bring to people?
A little bit of hope every day and the view that the people
of the world can, together, overcome any adversity through getting
the facts, focusing on the positive and taking positive action.
HL-What do you do on your "Pursuit of Happiness" radio
show? I look for great guests who are actively working towards
fulfilling happiness for themselves and others. By sharing their
stories listeners may get tips from the examples given on my show
to help bring happiness into their lives.
HL-What do you do in your free time? I like outdoor activities,
going to the beach, sports reading and music. I also like to catch
up with my friends and family.
HL-What do you think your life purpose is at this time? Radio
Storytelling. Using my skills in radio to help people feel better
and get good information which can help improve their lives.
HL-What HealthyLife.Net show host do you admire and why?
I think all the hosts are admirable but if I have to pick one I
choose Dr. Sheila Forman. Anyone who can set their goals and reach
them as Dr. Sheila doesis an inspiration to all.

Wheat Apple Bread

Ingredients
½ red apple (any kind will do)
¾ cup real applesauce (the chunkier, the better)
½ cup apple juice
1 cup whole wheat flour
1 cup all-purpose flour
½ c dark brown sugar
1 large egg
1 teaspoon baking powder
1 teaspoon baking soda
1 teaspoon pure vanilla extract
1 tablespoon grated orange rind (you can eat the orange
while cooking)
1 tablespoon vegetable oil
1 teaspoon cinnamon
½ teaspoon nutmeg
1 teaspoon salt
Directions:
Heat oven to 325 degrees. Grease a bread pan. In a bowl,
mix the flours, baking soda, salt, cinnamon, and nutmeg.
Stir well. In another large bowl, mix the applesauce, brown
sugar, apple juice, vanilla, orange rind, oil, and egg.
Peel, core, and cut the apple into 8 crescent-shaped slices.
Whisk half the flour mix into the applesauce mixture, until
it's fairly gooey, then pour the rest in (if you overdo
this step, the bread will be too bland Just mix it up and
you will have a great, homemade texture that you can't buy
in the store). Pour the mixture into the baking pan, lay
the apple slices across the top, then get the brown sugar
and sprinkle it across. Pop this into the oven for about
an hour.

This 'Woody Guthrie in a Cyber World' grew up in upstate
New York along the shores of the Hudson River. At 19-years-old,
he moved to the Mexican border town of Laredo, Texas and
found a job working as the late night DJ on KLAR-FM. One
night, Michael played 'Turn, Turn, Turn' by the 60's folk
rock group The Byrds. As the song played, he recalled seeing
Pete Seeger and Harry Chapin performing in his Dutchess
County hometown in New York. By the time the song had ended,
Michael decided to pursue a career as a folksinger.
Two months later, he bought a guitar and a banjo and settled
into the isolated mountain hamlet of Mousie, Kentucky. For
the next three years, Michael traveled up and down the hollers
of the Appalachian mountains knocking on doors and learning
the music of the mountain people. Michael experienced hundreds
of front porch hootenannies throughout Appalachia where
folks would pull out their banjos and fiddles, sit on their
front porches with him and play the old songs that their
grandparents taught them.
Soon enough, Michael began performing concerts at hundreds
of colleges, schools and fairs. He performed two thousand
Earth Concerts, plus benefits for the homeless, farm families,
and shelters helping battered women and children. In all,
he sang to over two million people in one four-year stretch.
Billboard Magazine headlined him as an "UnSung Hero."
He has been featured on CNN, TNN, CMT, AP, Headline News,
NPR, Bravo and the BBC, and beyond. The story continues
